Q: What are the directions to the subdivision?
A: Hwy 17 N from Wilmington. Right on Washington Acres Rd. and follow all the way down – you will enter directly into Long Point Estates.

Q: Is there water access?
A: Long Point Estates is located right on the Intracoastal Waterway! Community Boat Ramp access is available to all Long Point Estates property owners. In addition, all remaining lots available for sale come with a boat slip or floating dock.

Q: If I buy a lot, can I use my own builder? Are there regulations to follow for custom building?
A: Yes – you are able to use your own builder. All plans need to be approved by the Architectural Control Committee and be in compliance with Pender County ordinances.

Q: What is the price for a lot?
A: Our available lot prices range from the low $300,000's to high $600,000's.

Q: Is there a certain amount of time for me to build on my lot?
A: Take all the time you would like.

Q: What is the minimum square footage for custom building?
A: All homes must be a minimum of 2,600 heated square feet.

Q: What type of Water/Sewer are available?
A: Long Point is on county water and septic.

Q: Can I have a fence?
A: Yes – back yard only, and all fences must be of a uniform design, color and choice of materials.

Q: Can I install a pool?
A: Yes.

Q: Can I park my boat in the yard?
A: Unless located within enclosed garages, no large boat over 28 feet in length shall be kept or maintained or located upon any lot unless and except with prior approval of the Committee. All boats less than 28 feet in length must be stored behind the building setback line and shall not be visible from any street right of way, common property or any adjoining lot.

Q: How much are the HOA fees?
A: $75 per month (if you are a member of the Boat Owner’s Association, dues are an additional $100 per month).

Q: What do the HOA fees include?
A: boat ramp access, maintenance of common areas, management fees.

Q: Will there be a guard gate/community gate?
A: There is an attractive entrance into the community.

Q: How many lots are there in the subdivision?
A: There are 31 lots.

Q: Is there a model home for showings?  Where can I get information?
